 The Prime Properties DMV Rental Process

Step 1: Schedule a Showing 

Once we receive your inquiry, our team will reach out to schedule a convenient time for you to tour the property. For properties offering self-guided tours, simply securely share a photo of your Driver’s License/ID with us, and we will send you the access instructions.


Step 2: Submit Your Application. (Leasing Instructions )


 Ready to make it yours? You can apply directly at the property on our Listings Page or via Zillow.


What you need: Documented proof of income (recent paystubs), references from previous landlords, and a valid government-issued ID.


Our criteria: We typically require a credit score of 620+, with no prior evictions and a clean criminal background.


Timeline: Applications are generally processed within 2–3 business days.


Step 3: Approval & Pre-Move-In Preparation.

Once your application is approved, we will draft the lease agreement for all parties to sign.


The Deposit: A security deposit (equal to your first month’s rent) is required before the landlord signs the lease. You can pay this easily via Zelle at Zelle@PPDMV.com. For alternative payment methods, visit www.ppdmv.com/guide/payments.


Utilities: You must transfer all required utilities into your name starting on your official move-in date.


Renter's insurance: You should shop for renter's insurance at this time and take renter's insurance. Landlord insurance does not cover tenant's belongings.  If you have pets, renter's insurnce is mandatory and must be taken.


Scheduling: Please reach out to your landlord 2 to 3 days before your move-in date to schedule your official key exchange appointment.


Step 4: Move-In & The Initial Walkthrough (Move in Guide)

During your scheduled move-in appointment, you will conduct a visual walkthrough of the property. We highly encourage you to document any pre-existing cosmetic issues with photos and share them with the landlord. The landlord will either address the issues or keep the documentation on file so you are not held responsible for them when you eventually move out.

Rent is always paid in advance. First rent is due on Move-in date.  Deposit can not be used as rent. Deposit stays with Landlord during the lease and is returned only after the lease ends.


Step 5: Lease Renewals & Notice

We want you to love where you live! 60 days before your lease expires, please notify the landlord of your intentions. We will either happily draft a new lease extension for you or begin preparing to put the property back on the market.


Step 6: Move-Out Day (Move out Guide) 

On your scheduled move-out date, you will meet with the landlord to conduct a final move-out inspection and hand over the keys.


Step 7: Deposit Return

Your landlord will process and return your security deposit within 45 days (or earlier) of your official move-out date.
