Leasing Instructions

Application          :  Apply at Zillow.com or ask for RentSpree.com link.

Application Fee: Non-refundable.  Paid online.


Lease Deposit:  One month of rent upon acceptance of the Application.  Deposit can be up to two months of rent if the landlord requests. 


The rent deposit needs to be paid before the landlord signs the lease. 


The Deposit will be credited to the amounts owed to the Landlord as rent at the beginning of the lease.


Occupancy is subject to possession being delivered by the present occupants. 


The Premises are accepted “As-Is” unless otherwise noted. 


Necessary Attachments to Application :


1. Copy of Driving License for all adult applicants

2. Latest year W2

3. Last 2 paystubs

4. Reference of Current and one previous Landlord.


Payment Methods  for Deposit and any amounts due:


1> Certified Checks : Make Payable to Prime Properties DMV LLC.  (Only hand delivered ,certified checks accepted. Do not mail).

2> Email a copy of the tenant’s voided check to office@ppdmv.com.  In the email body, please mention that you approve Prime Properties for electronic deduction of rent for the premises. Mention amount authorized.

3> Please fill out the Bank authorization form  at: https://form.jotform.com/221466394713156   

And we  will run the bank to bank ACH to take the deposit

Standard clauses to Lease:


1. Keys will be handed over to new tenants after they provide the evidence of utility transfers to their name and provide Evidence of renter’s insurance. Renter’s insurance should include water damage coverage.

2. Tenant agrees to pay $100 deductible per repair incident.

3. Tenant is responsible for ensuring that Fire Alarms and carbon monoxide alarms are always operational. Tenant is responsible for replacing batteries and periodic testing of these safety devices. 

4.  Tenant is responsible to winterize faucets and changing AC filters quarterly. Repair costs resulting from damage will be tenant's resposibility.

5. No smoking of any type is allowed. If the landlord observes a smoking smell upon random inspection, the lease will be terminated immediately without any notice.

6. Authorized pets with executed Pet addenda are allowed.  Presence of any unauthorized pet will result in Lease Termination without notice.

7. Tenant can terminate the lease by providing 60 days advance notice AND forfeiting two months of rent. Lease termination date can be last day of the month ONLY.  Full month of rent will be due for lease termination month. Lease termination month can not be November or December.

8. Landlord can terminate the lease with 30 days notice if two consecutive rent payments are late (paid after 5th). 

9. Security deposit will be returned after the tenant provides proof that final utility bills are paid and all keys are returned. Landlord will inspect the premises thoroughly and assess any damages and/or needed repairs. This deposit money minus any necessary charges for assessed damages and/or needed repairs, restore, painting, cleaning, etc. will then be returned to TENANT with a written explanation of deductions, within 45 days after they have vacated the property. TENANT cannot use the security deposit for any payment of rent or other obligations due. In the event damages, repairs, cleaning, painting, restoring exceed the security deposit, Landlord shall have the right to hold the TENANT liable for additional costs, exercise all legal and equitable rights and remedies, recover reasonable attorney's fees and all costs incurred to reclaim the Premises and to rent the Premises to another TENANT. No interest will be paid on this money and in no case will it be applied to back, future rent or late payment fees.

10. The landlord is not responsible for the tenant’s personal property. The landlord’s insurance policy doesn’t cover the tenant’s personal property. The tenant is advised to obtain renter’s insurance.

11. Yard maintenance and Snow plowing is Tenant's  responsibility.  In the event of services provided and arranged by Landlord, landlord will add the invoiced expense to monthly rent.

12. Tenant is responsible for curing HOA violations. and paying Any fines resulting from HOA violation.



** Special conditions for basement or month to month rentals ---


>  Landlord or Tenant can terminate the lease with 30 days notice without providng reason.

> Any incident when law enforcement is called to contain tenant will result in lease termination. Landlord may require tenant to vacate or evict the premises.


** Special condition for Multi Tenant premises where utility bills are paid by Landlord and then expensed to Tenants


>  Tenants are responsible for  XXX % of all Utility Bills.  The bill amount will be added to Monthly rent and needs to be paid with next month's rent.  Late  

fee(10%) and admin fee ($50)  will be applied for non payment. Copies of bills will be provided on demand.
