Now that your offer is accepted, here is what to expect till you receive the keys of your new home...

The Road to Closing: 10 Steps from Contract to Sold

Congratulations on accepting an offer! To ensure a smooth journey to the closing table, here is your step-by-step roadmap of what happens next:


Step 1: Buyer's Earnest Money Deposit (EMD) We will wait for confirmation that the buyer has deposited their EMD into the Title Company’s secure escrow account (required within 5 calendar days). This secures their commitment to the purchase.


Step 2: Provide Mortgage Payoff Info You will need to provide your current mortgage lender's name, loan number, and authorization to the Title Company. They need this immediately to order the official "payoff statement" and ensure your existing loan is completely paid off at closing.


Step 3: Buyer's Loan Processing The buyer will officially begin their loan application process. We will stay in contact with their lender to ensure their financing stays on track for approval.


Step 4: The Home Inspection The buyer will schedule a professional home inspection, typically within 7 days. You will need to make the home available for a few hours. Afterward, we will review the report and negotiate any requested repairs.


Step 5: Provide HOA Documents If your home is in a Homeowners Association (HOA/POA), you must order the official resale packet to send to the buyer. By law, the buyer has 3 days to review these documents once received.


Step 6: The Appraisal The buyer’s lender will order an independent appraisal to verify the home's value. You will simply need to make the home available for the appraiser's brief visit.


Step 7: Schedule Your Closing As we approach the finish line, we will coordinate with the Title Company to schedule your official signing appointment. (As a seller, you often have the flexibility to sign your documents a day or two early!)


Step 8: Disconnect Utilities Contact your local utility providers to schedule your services (water, gas, electric) to be disconnected or transferred out of your name, effective on the day of closing.


Step 9: Move Out & The Final Walkthrough The buyer will conduct a final walkthrough either the day before or the morning of closing. You must have the home completely moved out, broom-clean, and in the agreed-upon condition prior to this walkthrough.


Step 10: Closing Day & Key Exchange! You will sign the final deed and settlement paperwork, hand over all keys and garage remotes, and the Title Company will wire your sale proceeds!!
