Now that your offer is accepted, here is what to expect till you receive the keys of your new home...

Buyer's Roadmap


Congratulations on your accepted offer! To ensure a smooth journey to the closing table, here is your step-by-step roadmap of what happens next:


Step 1: Earnest Money Deposit (EMD) Within the first 5 calendar days of contract acceptance, you must deposit your Earnest Money into the Title Company’s secure escrow account. This shows the seller you are a committed buyer.


Step 2: Official Loan Application Reach out to your lender immediately to formally begin your loan application. Getting this started right away ensures we have plenty of time to secure your final loan approval without delaying closing.


Step 3: The Home Inspection We will schedule a professional home inspection, which typically must be completed within 7 days of the contract acceptance date. This is your chance to thoroughly evaluate the property's condition.


Step 4: HOA Document Review If the home is in a Homeowners Association (HOA/POA), the seller will provide the official association documents. By law, you have 3 days to review these rules, regulations, and financials to ensure you are comfortable with the community guidelines.


Step 5: The Appraisal Your lender will order an independent appraisal to verify the home's value. We typically expect this report back within 21 days of going under contract.


Step 6: Schedule Your Closing As we get closer to the finish line, we will coordinate with the Title Company to schedule your official closing date and time.


Step 7: Transfer Utilities Don't get left in the dark! Contact the local utility providers to have all services (water, gas, electric) transferred into your name starting on your closing date.


Step 8: The Final Walkthrough Either the day before or the morning of closing, we will walk through the home one last time to ensure it is in the agreed-upon condition and that the sellers have fully vacated.


Step 9: Closing Day & Key Exchange! You will meet at the Title Company to sign the final paperwork. Once the funds are disbursed and the title is officially transferred to your name, the keys are yours!
